Getting your documents right is the single biggest factor in how quickly your home loan gets approved. Missing documents are the #1 reason for loan processing delays. Here’s the complete checklist.

KYC Documents (All Applicants)

These are mandatory for every home loan application:

  • PAN Card — Required for all financial transactions above ₹25,000
  • Aadhaar Card — Must be linked with your mobile number for e-KYC
  • Passport-size photographs — Usually 2-4 recent photos
  • Address proof — Aadhaar, passport, utility bill, or driving licence

Documents for Salaried Employees

If you’re a salaried professional, you’ll need:

  • Salary slips — Last 3 months
  • Form 16 — Last 2 years (issued by employer)
  • Bank statements — Last 6 months showing salary credits
  • Employment certificate — From your HR department
  • Identity proof — Employee ID card or letter from employer

Tip: Make sure your salary is credited to the same bank account consistently. Banks look for regular salary credits as proof of stable employment.

Documents for Self-Employed

Self-employed applicants need to provide additional financial documentation:

  • ITR with computation of income — Last 2-3 years (stamped by CA)
  • Profit & Loss statement — Last 2-3 years (audited for companies)
  • Balance Sheet — Last 2-3 years (audited for companies)
  • Business proof — GST certificate, shop licence, or trade licence
  • Bank statements — Last 12 months (both personal and business)
  • CA certificate — Confirming business vintage and income

Tip: Self-employed applicants should ensure their ITR shows consistent or growing income. Banks are cautious about businesses with declining revenue.

Property Documents

These documents relate to the property you’re buying:

  • Sale agreement — Between buyer and seller
  • Title deed — Proving ownership chain
  • Encumbrance Certificate (EC) — Last 15-30 years
  • Property tax receipts — Last 2-3 years
  • Approved building plan — For constructed properties
  • Completion/Occupancy Certificate — For apartments
  • HMDA/DTCP approval — For plots and layouts in Hyderabad
  • RERA registration — If the project is under RERA
  • Builder-buyer agreement — For under-construction properties

Additional Documents (If Applicable)

  • Co-applicant documents — Same KYC and income documents for co-applicant
  • Guarantor documents — If a guarantor is involved
  • Existing loan statements — If you have other running loans
  • Rent agreement — If you’re currently renting (shows housing need)
