- Balance Sheet — Last 2-3 years (audited for companies)
- Business proof — GST certificate, shop licence, or trade licence
- Bank statements — Last 12 months (both personal and business)
- CA certificate — Confirming business vintage and income
Tip: Self-employed applicants should ensure their ITR shows consistent or growing income. Banks are cautious about businesses with declining revenue.
Property Documents
These documents relate to the property you’re buying:
- Sale agreement — Between buyer and seller
- Title deed — Proving ownership chain
- Encumbrance Certificate (EC) — Last 15-30 years
- Property tax receipts — Last 2-3 years
- Approved building plan — For constructed properties
- Completion/Occupancy Certificate — For apartments
